Cottage Leaseback Program

Cottage Ownership–A Unique Opportunity
The Manor Resort is now offering a limited number of beautifully appointed, custom-designed, luxury cottages for private ownership. Our Luxury Cottage Ownership Programs provide the perfect opportunity to own a luxurious getaway in South-Central Virginia’s premier destination resort and master-planned community, while offsetting the cost of ownership with rental income.

Ownership Options

1. Lease back Program
In the Lease Back Program, each cottage is sold fully furnished and ready for occupancy. The Manor Resort leases the cottage from the owner, guaranteeing the owner’s income, and The Manor Resort pays all ownership expenses (except the cost of financing). The Manor Resort manages and maintains all aspects of the cottage, making these cottages a great maintenance free, management free investment that can be enjoyed for personal use. The cottage owner has access to their cottage for personal use for up 21 nights per year at no charge (cleaning fees do apply). The daily value of the lease is simply deducted from the lease payment for the Owner’s personal nights.

2. Property Management
Owner’s who desire more flexibility and personal use of their cottage have the option of entering into a property management agreement with The Manor Resort Realty Company. The Manor Resort Realty Company will offer the cottage to Resort guests for rental, and will manage all aspects of the cottage on behalf of the Owner. Owner’s have unlimited personal use of their cottage, and rental income will go toward offsetting cost of ownership and potentially providing income.

3. Private Use
A Cottage at The Manor Resort makes a wonderful vacation home or permanent residence. Those Owners who would like to spend significant time enjoying the beauty and active lifestyle at The Manor Resort, and prefer not to enter their cottage into the rental program, have the option to enjoy ownership and access to their cottage without entering into the lease agreement or the property management agreement. The Cottages that are purchased for private use only, will be within the Manor Resort Village in a newly planned enclave, “Game Keepers Reserve”. Owners in Game Keeper’s Reserve will have additional options such as garages, third bedrooms and screened in porches, and these Cottages will be purchased unfurnished.

 

Cottage Models

Our Cottage Program offers three uniquely designed models to choose from:

The Woodson
The Woodson Cottage is inspired by Virginia vernacular architectural traditions that were rooted in a utilitarian simplicity and a respect for the natural environment. This 1,350 square foot cottage provides two large bedroom suites along with a large common area that opens onto the porch with three floor- to-ceiling French doors. In the Woodson Cottage, the large porch functions more like an outdoor room-its gracious size and expansive views define this well respected architectural tradition.

The Watkins
Piedmont Virginia is an area characterized by its lush rural surroundings and scenic views of rolling green pastures. The Watkins Cottage is built upon an effort to take advantage of those surroundings, opening up each of its primary rooms to large outdoor spaces with spectacular views. This perfectly scaled two bedroom cottage provides all the comforts of simple elegant modern living in a structure inspired by the traditions of classical Virginia architectural forms and details. High end kitchen details, hard wood floors and ten and eleven foot ceilings provide a sense of graciousness to the interior.
